For the vast majority of people, buying a house is the biggest financial investment they will ever make. It’s not only the culmination of years of hard work, saving as much as possible for a deposit, but it’s also committing to decades of mortgage repayments. The word mortgage comes from French and literally means “until death”. That’s how serious buying a house is!
With this kind of commitment, you want to be as sure as you can be that you’re not making a bad investment, or worse, being taken for a ride. When buying a car you’d have a mechanic look it over first, or at the very least take it for a test drive, so why would you not do the same with a house? This is where a pre-purchase building inspection comes in.
Benefits of a pre-purchase building inspection
There are two main reasons why having a pre-purchase building inspection is essential:
Peace of mind. This is your new home. This is where you and your family are going to live. This is where your kids will play. You need to be certain that this house is right for your family, and not something that’s going to cause you continuous problems for months or even years down the line. Our pre-purchase inspection can highlight hidden problems, including those which can affect health, such as mould or toxic materials and chemicals.
Financial considerations. As mentioned before, buying a new house is an enormous financial stress. What could be worse than signing on the dotted line, moving in, and only then discovering that the building needs serious repairs that will run into the thousands? Unfortunately, with more and more houses being sold through auctions, this is becoming an increasing problem. A pre-purchase inspection will find any dodgy craftsmanship, structural damage or potential problems before you sign your name.

What a pre-purchase building inspection involves.
To sum up, a pre-purchase inspection is basically a report suggesting whether or not you should buy a house. That may seem like a big call, but some things you should trust to the professionals. Our reports are comprehensive, scientific, and without prejudice. We will look at the key elements within a home, including the structural integrity, the materials used, and the level of craftsmanship employed.
The inspection will focus on two areas, from the outside looking in, and from the inside looking out. In other words, internal and external reports.
From the outside we will firstly take an intimate walk around the property, having a good look at any immediate issues or concerns. This could be anything from neighbour’s trees overhanging the property, to potential flooding areas. After noting materials used and their condition, we then carry out moisture testing. Our infrared camera and moisture meters are used in combination to provide a non-intrusive method of detecting moisture. Every step of the building inspection is photographed and noted, along with suggestions of work needed, and the possible consequences of not doing so.

The pre-purchase building inspection from the inside is more comprehensive. Each living area – bedrooms, bathrooms, kitchen, etc – will be inspected and tested. The types of building materials used, any fixtures and fittings, and the quality of the workmanship. The more dangerous elements of the house are also checked, such as the heating and electrical systems. Open and gas fires with their ventilation systems, and the house wiring and fuse types, including smoke alarms. The condition of the plumbing is also checked, including the hot water cylinder, and of course there’s another moisture check to test on risk areas.
