Building inspection, what to expect
A pre-purchase building inspection should provide the client (in plain language) the information they need to help make the decision as to whether they purchase a property or not.

From the outside in - External Inspection
A building inspection begins with our assessor taking an initial walk around the property to gain a “big picture” view of the property and any or all buildings within it. This allows our team to note any potential issues, for example from neighbouring properties that could impact on the building(s) to be inspected e.g. issues like driveway access, overhanging trees, drainage requirements, possible weather-tightness etc.

- Identify materials used and condition – foundation and structure through to cladding, joinery, decks, guttering etc.
- Note risk factors and issues – ground levels, ground clearances, built-up gardens, penetrations, junctions, flashings, poor workmanship, cracking, lack of maintenance, evidence of moisture etc.
- Carry out moisture testing - our infrared camera and moisture meters are used in combination to provide a non-intrusive method of detecting moisture.
- Recommend further investigation of issues identified and note the potential consequences of not doing so (and often, or if applicable, noting that the true extent of damage associated with these issues can only be accurately determined through an invasive investigation).
- Photograph all aspects of the inspection accurately, including wider shots and close-ups of issues.

Where an inspector chooses to start the internal process is up to the individual, however he or she will have steps and guidelines in place to ensure every area of the building is covered. For example inspect living areas first, then bedrooms, wet areas including plumbing, then electrical.

- In each area (living areas, bedrooms, hallways, bathrooms, toilets, laundry, kitchens, garages etc) identify, inspect and test, as appropriate, the types of materials used on floors, walls, ceilings, doors, cupboards, wardrobes, any fixtures and fittings, alarms (security), heating systems (open fire, gas heaters, heat pumps etc), smoke alarms, handrails on stairways etc, ventilation methods – passive, mechanical.
- Ceiling space – if reasonable, safe access is available the assessor will note how far they are able to access the ceiling space or any restricted areas, structure, any fixtures, insulation type, and for safety reasons if the insulation is cut away from lights and electrical fittings, any pipe fixings, venting requirements for bathrooms etc, evidence of vermin, condensation, moisture and leaks.
- Carry out moisture testing (using similar methods as in the external process) on risk areas e.g. wet areas, balconies, junctions, penetrations, ranch sliders and windows.
- Decks and Balconies – noting the construction and condition, including railings and drainage.
- Hot Water Cylinder – note type, age, capacity, pressure, seismic restraints and condition.
- Electrical – house alarm, fuse type, wiring type, smoke detectors, has the wiring been upgraded – if so is there an electrical certification?
- Plumbing – type, pressure, leaks and condition.
- Gas – type, source (bottles and/or reticulated), location and condition.
